• Quiet hours: 8 PM-10 AM. Since most neighbors are elderly, please protect our secluded environment and respect our quiet hours. No outdoor music.

• No smoking, marijuana, e-cigarettes, vaping or illegal drugs of any kind. SMOKING is PROHIBITED inside the property. $600 penalty for unauthorized smoking will be charged. You may smoke outside. All debris such as cigarette butts and related remains must be cleaned up and properly disposed of. Burn marks on the railings, outside furniture, etc. will result in additional charges. Smoking inside will result in immediate eviction and additional cleaning costs will be charged.

• Bunk bed weight limit: up to 125lb for upper bunk, 200lb for lower bunk

• The maximum number of guests is 11. Any guests over the limit will be charged an extra $75 per night. If the number of guests allowed is exceeded, the tenants may be evicted early from the property, will lose all monies paid towards the reservation, and will be subject to additional fees if excessive cleaning or damages are incurred.

• Food and beverages are NOT allowed in bedrooms except water. Please enjoy your meal in the dining room

• This chalet is on a septic system. Please do not flush anything other than toilet paper

• Please do not move any furniture. Turn lights off and lock all doors and windows when away

• Do not leave children / pets / fire in fire pit unattended

• Please do not take anything that does not belong to you. Report any damages and/or breakages in a reasonably timely manner. Damages exceeding the deposit amount will be billed to the guest and reported to authorities

• Do not use the premises for any illegal activity

• Check in time: 4 PM, Check out time: 10 AM. Early check-in and late check-out available upon request for a small fee, 2 hours each

• Guests will have access to the entire property: the cabin and all outdoor spaces including the patio, fire pit, and backyard. Guests automatically accept hot tub rules in order to access.

• Keyless entry makes it easy to check in and out and means you don't have to worry about losing or sharing keys: key code will be sent out 3 days before arrival.

• must be at least 21 years old to book unless accompanied by an adult or guardian. Photo ID is required at check-in. Only registered Guests are allowed, no 3rd party booking, guests shall not assign this Agreement or sublet the Property in whole or part without written permission of Agent or Owner.

• No parties or events of any kind, unless preapproved by host

• No outdoor music. Outdoor security cameras and Noise level monitors are enforced 24/7 to prevent parties and excessive noises. If the event is kept going after the warning, we will not hesitate to call 911, the reservation will be immediately ended and all guests will be evicted at guests’ expense.

• For your safety, NO MOTORCYCLE RIDING ON GRAVEL ROAD. The 1-mile gravel road to the property with tight and steep turns, bring a trailer for your toys please, 4WD vehicle needed, violation might result in fines by HOA. The speed limit is 12 MPH on Samcove Rd, 30 MPH on S Fork Rd. If you are with loud vehicles please respect quiet our of 8pm - 930am, excessive damages to the road or violation might result in fines per HOA request.

• As we know it is impossible to accurately predict the weather in the mountains, Four-Wheel Drive vehicle is recommended, the 1 mile steep gravel road to the cabin might be tricky for non-4WD vehicle/inexperienced driver, guests are responsible for expenses/damages to vehicle/road per HOA requests.

• Front yard parking spaces for up to 4 vehicles, you can also park on the driveway. Space is limited to one trailer.

• Additional parking available for a small fee at Rain-out Hang-out craft store (2.4 miles away at upper Tuskeegee & Fontana Rd, ask for Ted at 828-735-5702 or828-479-9363)

50% of paid prepayments refundable when cancelled 60 days before arrival or earlier.

• Please clean BBQ grill/firepit/fireplace after use. Our chalet is located in pristine wildlife country and out of respect for our critter neighbors large and small, it is only fair that we don't attract them

• Firewood is available at Rain-out Hang-out craft store ( 2.4 miles away at upper Tuskeegee & Fontana Rd, ask for Ted at 828-735-5702, 828-479-9363), or Ingles Supermarket at downtown Robbinsville.

• Please click here for the Fire Danger Rating chart before using the outdoor fire pit. No outside fires are permitted when the rating shows “fire danger moderate”, “fire danger high” and “fire danger very high”

• No Pyrotechnics/fireworks, unsupervised outdoor fires, discharging of firearms and use of motorcycles, ATVs or similar off-road vehicles, audible disturbances, or littering will be permitted on rental premises. No drones over neighbor's property. Violations will result in rent forfeiture and immediate eviction of Guests.

• $150 for the first dog, $50 for each additional dog. max 3 dogs. Sorry no puppies <1 year old or dogs that are not house trained.

• Please do not leave your pet unattended in the space unless they are crated and do not bark.

• No pets on any furniture/beds. Please pick up pet waste.

• If a pet is brought into a pet-friendly cabin without prior approval, the guest will be charged an additional $150 fee.

• In respect to our cleaners, an additional $100 fee will be added if any excessive pet hair is found on furniture and/or linens

• No other pets permitted

• Do not use the premises for any illegal activity

• Guests knowingly and voluntarily enter into this WAIVER AND RELEASE OF LIABILITY and hereby waive any and all rights, claims or causes of action of any kind arising out of my participation in the Activity; and guests release and forever discharge hosts and this property from any physical or psychological injury that I may suffer as a result, direct or indirect, of my participation in the Activity. Guests acknowledge that upon entering the hot tub area, will continuously thereafter, thoroughly inspect such area. Guests further agree and warrant that if, at any time, guests feel or think anything to be unsafe, all guests will immediately leave the area and advise hosts.

• Overstaying without the Host's Consent: Guests agree that a confirmed booking is merely a license granted by the Host to the Guest to enter and use the Listing for the limited duration of the confirmed booking and in accordance with the Guest's agreement with the Host. Guests further agree to leave the Accommodation no later than the checkout time that the Host specifies in the Listing or such other time as mutually agreed upon between the Host and Guest. If a Guest stays past the agreed upon checkout time without the Host's consent, they no longer have a license to stay in the Listing and the Host is entitled to make the Guest leave. In addition, Guests agree that the Host can charge the Guest a late fee of $100/hr.

• Cabin has security cameras on the exterior of the property facing driveway. One camera is placed in the utility room (no access to guests) to monitor HVAC, water heater and supplies. Noise monitors are installed to monitor noise levels, this device does not record voice of any kind.

• No shoes in the house. Please place shoes and hang jackets in the mudroom. Please run dishwasher if you have any dirty dishes, always bag trashes to protect wildlife. Always leave doors/windows/bug screens closed.

• Host is not responsible for Guest's personal belongings that are lost, stolen or left behind. If the items are found and can be returned, a $20 retrieval fee, plus shipping, will be charged to the Guest.

• Please place coasters under bottles and glasses and clean up any spills immediately. If anything breaks, spills, stains, etc. Please let us know asap, so we can address it

• Guests are liable for repairs expenses and any and all lost revenue to the property if the next guests must be transferred to a different property while cleaning and repairs are completed. Guests agree that Agent or Owner or their respective representatives may enter the Property during reasonable hours to inspect, make repairs, alterations, or improvements as Agent or Owner may deem appropriate. Guests agree to hold harmless Agent and Owner from and against any liability for personal injury or property damage sustained by any person (including guests’ visitors) as a result of any cause, use of loft, fire pit, or any other amenity provided unless caused by the negligent or willful act of the Agent or the Owner or the failure of the Agent of the Owner to comply with the North Carolina Vacation Rental Act.

• Be aware of wildlife, no food or trash left outside, no hunting.

• Daily maid service is not provided; if this is critically important to you inquire as to the possibility of paying an extra charge for this service.

• Any violation of any rules listed will result in a minimum $500 fine.

Hot Tub Rules:

• Guests Automatically Accept and acknowledge Hot Tub Rules below in order to have access:

• Please KEEP the hot tub CLEAN and CLEAR: Shower before you get in to get off most particles, oils, cosmetics and hair and skin products. No shoes, street clothes, pets or glass containers in or around the hot tub. Do not eat, or drink, or use soap and shampoo while INSIDE the hot tub. Do not urinate or spit into tub. And please, no “adult activity” while inside the hot tub.

• DO NOT DRINK ALCOHOL or USE DRUGS before or during hot tub use. It is advised to limit your soak in the hot tub to no more than 15 minutes at a time. If you overheat and faint, you can drown. Get out if you feel dizzy, overheated, nauseous, or unwell.

• Close the lid when you are finished. Do Not sit, lay or stand on the hot tub cover – it will collapse into the hot tub. Be careful when getting out so you don’t slip and fall.

• If you are taking medication of any kind, or being treated for diabetes, low or high blood pressure, strokes, epilepsy, weakened immune system or other conditions, or are a frail elderly person, consult your physician prior to use of the hot tub.
